Key Highlights
- 14-year high: Mumbai recorded 12,622 property registrations in September, up 5% year-on-year and the highest for the month in over 14 years.
- Stamp duty dips: Collections fell 5% year-on-year to ₹1,227 crore, pointing to a shift in the transaction mix.
- Festive surge: During Ganesh Chaturthi (September 14–25), registrations rose 22% to 5,379, the highest festive-period tally in four years.
- Big-ticket festival: Stamp duty during the festival jumped 32% to ₹640 crore, more than half of the month's total.
- Selective buyers: Knight Frank's Shishir Baijal said buyers remain selective, favouring well-connected, infrastructure-rich locations.
Mumbai's housing market has posted its strongest September in more than 14 years. According to a report by real estate consultancy Knight Frank India, the city recorded 12,622 property registrations during the month, up 5% from 12,070 in September last year. It was also marginally higher than August's 12,580.
But the headline number tells only half the story. Stamp duty collections fell 5% year-on-year to ₹1,227 crore, which the report said indicates a shift in the mix of property transactions.
Ganpati Gives a Big Push
Festive demand played a major role. During Ganesh Chaturthi, from September 14 to 25, Mumbai recorded 5,379 registrations, a 22% jump from a year ago and the highest festive-period tally in four years.
