4. Who do you consider as a role model in business?
The lesson that business success can be achieved while maintaining ethical values, as taught by the Late Mr. Ratan Tata Sir, is a core principle we’ve instilled in our organization. As a company, we consider the Late Mr. Ratan Tata Sir as our role model and strive to follow his example in every aspect of our work.
5. Today, weekend homes are seen as a great investment option. So, what is the typical return on investment in the areas where you operate near Mumbai and Pune?
The region between Mumbai and Pune is witnessing rapid development, fueled by significant infrastructure projects driving exceptional returns on investment. Annual returns in these areas range from 30% to 60%, with even higher gains in locations where major government or private projects are announced. For instance, developments like the Samruddhi Expressway and the international airport have significantly amplified investor returns. Growth in such areas often outpaces that within the cities themselves. State-wide, the stretch between Mumbai and Pune stands out as the epicenter of progress, offering unparalleled opportunities for lucrative investments in second homes and real estate.
6. What is the best time to invest in land or weekend homes between Mumbai and Pune?

7. How do you guide customers seeking to invest in land?
Many new investors in land often lack the right information, which can lead to costly mistakes. To bridge this gap, we offer FREE legal advice to anyone interested in land investment. Our guidance covers essential document verification, smart budgeting, and critical insights into the land-buying process. We also educate investors on identifying and avoiding potential fraud. Our mission is to empower every land or weekend home investor with the knowledge they need to make secure, informed decisions—ensuring they invest with confidence and stay protected from deception.
8. What do you think is the difference between investing options like gold, FD, mutual funds, and the stock market against land or weekend homes?
The key difference with investing in land or a weekend home is that you can enjoy your investment while it appreciates. Unlike a fixed deposit, where your money is locked until maturity, a weekend home allows you to live in it, spend quality time with your family, and enjoy its benefits. It’s an investment that offers both financial growth and immediate lifestyle advantages.
9. How do you choose the location for a weekend home project before starting it?
Our project locations are chosen based on two key criteria. First, the area must have rapid growth with upcoming major infrastructure projects to ensure strong returns on investment for our clients. Second, the location must feature stunning natural surroundings that investors can enjoy. We initiate our projects where these two essential factors come together.
10. Is customization possible according to the customer’s preferences in a weekend home?
Yes, we offer customized bungalows or farmhouses, tailored to the customer’s specific preferences. We also handle the entire legal process, ensuring everything is taken care of seamlessly.
11. Can NRIs invest with you?
Yes, NRIs can easily invest with us. We assign a dedicated manager to guide them through every step of the process, ensuring a smooth and hassle-free experience. We don’t proceed with any booking until all their questions are answered and they are completely satisfied and confident with their investment.
12. Is there a loan facility available?
In India, banks don’t offer loans for agricultural land purchases. To assist buyers, we provide an interest-free EMI plan for such investments. For non-agricultural land and bungalows, we have partnerships with banks that offer loans covering 70–90% of the property value.

20. How to Avoid Fraud in Land, Farmhouse, or Weekend Home Transactions?
Fraudulent incidents in land investments have been quite common, which is why many people still prefer to stay away from them despite the potential for high returns. Our advice to such individuals is always the same: no matter how close the person selling you an NA plot or a weekend home scheme may be, always conduct the transaction with caution. All the necessary documents are available in the public domain, and it is your responsibility to obtain them. An NA plot or weekend home typically involves at least seven documents. You should only proceed with the investment once you are sure that all these documents are in order. Many people only check the 7/12 extract and move ahead, but that’s just one document. You should review all the 6-7 documents before proceeding.
Some lands are reserved for specific purposes, such as forest areas, creek lands, or land reserved for tribal communities. Never engage in transactions involving such lands. If someone offers to sell you land in such areas with the promise of getting it cleared for acquisition, there is a high chance of fraud.
21. One common type of fraud that often occurs is when the same piece of land is sold to multiple buyers—sometimes even 10–12 people. How does this happen?
This happens due to certain loopholes in the registration process. When a landowner sells the land to someone legally and the transaction is completed, there is a gap in time before the new buyer’s details are updated on the 7/12 extract. During this period, the landowner may sell the same land to multiple people, taking advantage of this delay. This is a deliberate scam.
22. Can’t this fraud be stopped?
Yes, it can be prevented. The fraud that occurs between the time of the transaction and the update of the buyer’s name on the 7/12 extract can be avoided by thoroughly reviewing certain legal documents. This includes checking whether the land has been sold to anyone else. It is essential to obtain a search report, conduct a title search, and verify all the relevant documents related to the 7/12 extract.
23. What opportunities do you see in eco-tourism and agro-tourism for farmhouse developments?
Ecotourism and agrotourism are booming markets with vast potential. By combining these concepts, we create farmhouses that offer a perfect blend of relaxation, adventure, and meaningful experiences—ideal for nature lovers and families seeking quality time in a serene environment.
24. “What are the benefits of investing in your weekend home for city dwellers?”
Investing in a weekend home offers city dwellers a peaceful escape, potential property value appreciation, and opportunities for rental income. It also promotes better health, provides a personal retreat, and diversifies its investment portfolio, all while offering long-term financial returns.
25. “Do your projects offer special plans for retirees or pensioners?”
Yes, our projects include tailored plans for retirees, offering benefits like lower pricing, easy payment options, and amenities that cater to their lifestyle, ensuring comfort and convenience in their golden years.
26. “Which of your projects are located near popular tourist destinations, and how are they attractive to tourists?”
Our projects are located in Murbad and Lonavala, both of which are famous for their scenic beauty and numerous tourist spots. Lonavala, in particular, is renowned for its lush landscapes, hill stations, waterfalls, and trekking routes, making it a popular getaway for nature lovers and adventure enthusiasts.
