A 36-year bet on Navi Mumbai that paid off
When Chairman Madhu Bathija founded Paradise Group in 1990, Navi Mumbai was still a CIDCO-planned idea with more plots than people. The group has since completed more than 125 projects across Navi Mumbai, with roughly 8 million sq ft delivered and over 15 million sq ft currently under development across Vashi, Ghansoli, Koparkhairane, Nerul, Kharghar, Upper Kharghar, Panvel, Dombivli, Kalyan NX and Lonavala. More than 25,000 residents now live in Paradise homes.
That patience is what distinguishes a legacy developer from a late entrant. The Bathija family stayed in Navi Mumbai through the long years before the airport and the sea link, when many larger Mumbai brands treated the region as secondary. The pay-off is a land bank, a delivered-project track record and a resident base that new entrants cannot replicate on a five-year timeline.
The market has caught up with the vision
The numbers behind Navi Mumbai’s rise are no longer projections. Navi Mumbai accounted for 34.5% of MMR residential sales in the first quarter of 2026 ahead of Thane at 14.4% and also led new supply with a 30.3% share. The now-operational Navi Mumbai International Airport and Atal Setu are expected to keep reshaping demand patterns.
The infrastructure story is concrete. The Navi Mumbai International Airport’s first phase is designed for 20 million passengers a year, scalable to 90 million. Atal Setu, the 22-km Mumbai Trans Harbour Link, connects Sewri to Nhava Sheva, collapsing the commute that once kept Mumbai’s workforce out of Panvel, Kharghar–Turbhe Link Road (KTLR) and Kharghar.
Price movement has followed. Navi Mumbai property rates now range between ₹8,700 and ₹28,550 per sq ft depending on locality, with the airport and infrastructure boom pushing prices up 15–25% across the region.
Where Paradise Group’s projects sit in that map
Paradise Group’s ongoing portfolio reads like a list of the nodes the airport and sea link are now pulling into Mumbai’s orbit:
SUGGESTION:
Sai World City, Panvel — A themed township offering 2, 2.5, 3 and 4 BHK homes, with Club Vegas, landscaped spaces, recreational facilities and convenient connectivity to the Navi Mumbai International Airport corridor.
● Sai World Empire and Sai Prerna, Kharghar — Sai World Empire offers luxury 2, 3 and 4 BHK homes with Club Athena and lifestyle amenities, while Sai Prerna provides 1 BHK homes with essential recreational facilities and access to metro connectivity.
● Sai Sun City, Upper Kharghar — A residential township offering 1 and 2 BHK homes, with access to Pendhar Metro Station and growing infrastructure, catering to budget-conscious homebuyers.
● Sai World One, Sai World Pyramid and Sai Palm View, Nerul — Residential developments catering to different buyer preferences, combining contemporary homes with lifestyle amenities, recreational spaces and club life experiences.
● Sai World Dreams, Dombivli, and Sai World Legend, Kalyan NX — Developments extending the group’s presence across the Kalyan-Dombivli corridor, with residential options, community amenities and recreational facilities.
● Sai World Retreat, Lonavala — A ready-possession duplex villa project designed for second-home buyers seeking a peaceful getaway and a relaxed lifestyle.
SUGGESTION
The group’s business model is consistent across its developments: large-format, theme-led projects rather than standalone towers, built around its philosophy of “luxuries for all.” This mid-to-premium positioning aligns well with Navi Mumbai’s end-user profile.
● Delouis, Kharghar, and Sai Palm View, Nerul — The group’s ultra-luxury residential offerings in Kharghar and Nerul, catering to homebuyers seeking upscale living experiences in established residential locations.
Manish Bathija: the second generation that scaled the group
Manish Bathija’s birthday is the occasion, but his tenure is the story. He joined Paradise Group at 16, has served as Vice President of the Builders Association of Navi Mumbai (BANM), and has set the group’s direction toward multiple theme-based townships across Navi Mumbai and MMR. With his brother, Director Amit Bathija, overseeing finance, the second generation has moved the group from a builder of individual projects to a township developer, a format now gaining traction in Panvel and Kharghar.
Chairman Madhu Bathija’s recognition, including the Iconic Developer of the Decades Award at the Bright Real Estate, Redevelopment & SRA Conclave 2026, reflects the group’s legacy. He was also honoured with the Iconic Developer award at the Times Real Estate Conclave Awards 2025–26, recognising his contribution to the real estate sector.
Why 36 years matters to a buyer in 2026
In a market where Navi Mumbai continues to see significant real estate development, buyers need to look beyond new launches and consider a developer’s track record, project approvals and delivery history. With 36 years of experience and a resident base of over 25,000, Paradise Group offers a diverse portfolio of residential projects to suit different budgets and preferences, with homes ranging from ₹46 lakh to ₹25 crore. This range gives buyers options across multiple price segments, from affordable homes to ultra-luxury residences. These factors help explain why buyers researching the top builders in Navi Mumbai consider the group’s experience, project variety and established presence in the region.
