“The property market is transitioning from rapid growth to a more mature and stable phase,” he told Entrepreneur Middle East earlier this year.
A More Selective Buyer
Sanpal’s point is backed by what is happening across the wider market.
Dubai recorded more than AED917 billion in real estate transactions during 2025, its highest annual total to date. The market remained strong into 2026, with first-quarter transaction value reaching AED252 billion, up 31% year on year.
Those numbers do not suggest buyers are disappearing. Instead, the market appears to be evolving.
In his interview, Sanpal said investors are taking longer to commit and are applying greater scrutiny to pricing, product quality and developer credibility. For developers, that changes the conversation.
When demand is moving at extraordinary speed, almost every project can benefit from market momentum. In a more mature environment, buyers have more reason to ask what actually separates one development from another.
That puts greater pressure on fundamentals such as location, layout, build quality, amenities and the long-term appeal of the property.
Quality Starts to Matter More
For ANAX Developments, the shift is particularly relevant.
Its portfolio spans different parts of Dubai and different sections of the residential market. V-Suites in Business Bay is positioned around furnished urban living, while Evora Residences in Al Furjan has a more residential, lifestyle-led proposition. ELLE Residences on Dubai Islands takes ANAX into branded waterfront property.
The projects are different, but the strategy behind them reflects the same challenge: giving buyers a clear reason to choose one property over the growing number of alternatives available across Dubai.
That becomes increasingly important as the market expands.
Dubai Land Department has itself described the sector as moving towards greater institutional maturity, with more emphasis on transparency, valuation, regulation and professional services.
For newer developers, that means reputation will increasingly be built through execution rather than launch activity alone.
A striking sales centre or high-profile partnership may attract attention, but buyers ultimately remember whether the development was delivered well, whether the finished home matched expectations and whether the developer lived up to its commitments.
Growth Without the Frenzy
A maturing market should not be confused with a slowing one.
Dubai continues to attract substantial capital. In the first quarter of 2026 alone, real estate investment reached AED173 billion, while the number of investors also increased. Foreign investment remained a major part of the market.
What appears to be changing is the quality of the decision-making behind that capital.
That may prove healthy for the sector over the long term. More selective buyers force developers to think harder about what they are building and who they are building it for. Pricing must make sense. Projects need a clearer identity. Delivery records become harder to ignore.
Sanpal’s view is that this more considered demand is ultimately more genuine.
For ANAX, and for Dubai’s wider development community, that creates a different kind of opportunity. The next phase of the market may be less about how quickly a developer can launch and more about how convincingly it can deliver.
Dubai real estate is still expanding. The difference is that, increasingly, buyers know exactly what they expect in return.
