Alongside its quarterly earnings, Indiabulls highlighted its strengthened balance sheet and expansion plans. The company has approved a ₹1,000.07 crore preferential issue of warrants, with promoters committing ₹709 crore, representing nearly 71% of the total capital raise. According to the company, the fresh capital will be deployed towards funding new real estate projects, entering strategic joint ventures, accelerating construction across upcoming developments, and pursuing future business expansion opportunities while maintaining a debt-free balance sheet.
A key highlight of the investor presentation was the company’s real estate portfolio, which now has a gross development value of ₹23,608 crore spread across 112.2 lakh square feet in key markets such as NCR, Mumbai and Ludhiana. The development pipeline includes ₹3,650 crore worth of launched projects, ₹8,014 crore of projects scheduled for launch during FY27, and an additional ₹11,945 crore of future projects. Management expects the FY27 launches to be aligned with the festive season, enabling stronger customer demand and bookings.
For the current financial year, the company has guided for the launch of five projects with an estimated GDV of ₹8,014 crore, while targeting pre-sales exceeding ₹3,000 crore and collections of nearly ₹1,000 crore. The management said it remains focused on improving construction progress, enhancing collections, and expanding its land bank through strategic acquisitions and joint ventures. It also expects revenue recognition to accelerate as ongoing projects achieve construction milestones.
The company’s existing project portfolio continues to provide strong revenue visibility. As of June 30, 2026, Indiabulls had reported booking value of ₹3,003 crore, collections of ₹519 crore, sales of 965 residential units, and total area sold of 22.75 lakh square feet. The company noted that nearly ₹2,484 crore worth of contracted sales remains to be collected and is expected to convert into revenue as construction progresses over the coming quarters.
Indiabulls also reiterated that it continues to operate with zero net debt, with project development being funded entirely through equity instead of construction finance. The company believes this approach preserves shareholder value by avoiding interest costs while maintaining financial flexibility for future expansion. Additionally, it holds nearly ₹2,700 crore of accumulated tax credits and tax losses, which are expected to provide a significant tax shield on future profits and improve cash generation.
Beyond real estate, the company’s financial services businesses also recorded encouraging operational performance. The stock broking platform added 25,156 new clients during the quarter, representing 424% year-on-year growth, while the client activation rate improved to 51.4%. The broking business currently services 9.7 lakh clients and has a margin trading funding (MTF) book of ₹130 crore.
Meanwhile, the asset reconstruction business reported ₹603.9 crore in fee-paying assets under management, ₹3,771.6 crore of assets under collection, and recoveries of ₹22.7 crore during the quarter. The business maintained a strong capital adequacy ratio of 99.52%, substantially above the regulatory requirement, supported by diversified sourcing, in-house recovery capabilities and increasing adoption of AI-led collection initiatives.
